I do new homes, home additions, home remodeling, decks and garages. I do floor plans, foundation plans, elevations and if the client wants I will do electrical plans. What does a set of plans consist of? Our basic set of plans will include: Foundation plan, floor plan, four elevations and a roof plan. I base your elevation drawings on estimated topos unless the homeowner provides us with professionally provided elevations. Yes Will you provide a specifications list? Yes as an option. Will you provide a materials list? Yes. I am happy to provide as an option, a material list to make shopping vendors easier and more fair to all parties involved. This service alone has saved my clients more than the cost of the plans. Will you review and compare submitted material list bids? Yes. I am happy to provide this critical optional service. I can more easily detect substitutions made by vendors who do not take your specifications seriously. I will point them out to you so that when you compare bids you are comparing apples with apples. What is the difference between a specifications list and a material list? A specifications list spells out the "minimum" quality of the materials used in the proposed project that you will accept. A materials list lists all of the materials needed in a construction project and spells out the quantities needed to complete the proposed project. The building material list is always a close estimate of the materials needed as there are many factors that can impact the final quantity used. How many sets of plans do you provide? I will provide as many sets as you want, however, one ¼” scale and two 1/8” scale sets of plans are included with the quoted fee. There are commercial reproduction services that can produce additional copies more economically. I will be happy to direct you to those resources. Do you come to us to take measurements for a room addition or home remodel? Yes. Home additions and remodeling projects are built on or adjacent to an existing building and because of this it will require on-site detailed measurements and I am happy to perform this service. While on-site I take pictures and interview my clients about their visions for their new project. Are you an architect? I am not an architect. I have 30 years of home design and residential building material experience. If an architect’s seal is required by your local building codes, I can work with you on concept and preliminary plans and then you can take that concept to your preferred architect to finalize the plan and place his seal on the prints. Do you use any disclaimers on your plans?
Yes I do. In this litigious world, I believe that prevention is worth a pound of cure. My plans are all marked with "These plans are not for construction. These plans are for facilitating planning and discussion only. All measurements are to be verified by your builder." Engineering for Roof trusses, floor trusses, and engineered floor joists is all done for you by your material supplier and the manufacturer. If engineering stamps are required they will be provided if you are dealing with a reputable building material dealer.
What does it cost to have you create a set of plans for a new house?
In addition to the advice and consultations provided you get a set of plans that consists of a foundation plan, floor plan, four elevations and a roof plan. Charges for this are based on the following guidelines:
Main floor floor plan: $0.50/sf
Second floor floor plan: $0.25/sf
Foundation plan: $0.25/sf
Garage plans: $0.25/sf
Electrical plan: $0.05/sf
How do you charge for remodeling and home additions?
Remodeling plans have the added job of taking detailed, onsite measurements both interior and exterior of an existing structure. I also take detailed photos for later reference. For these reasons,we will usually bid the job. Sometimes I will base my charges on the time spent on the project. You will know in advance how the fee will be calculated.
